Open-Plan Rear Extension

Project Overview

We transformed a cramped Victorian terrace kitchen into a stunning, light-filled open-plan living and dining space. The project involved a 4m rear extension, structural steel installation, and a complete kitchen fit-out.

The Challenge

The main challenge was site access, as the property was a mid-terrace with no side entrance. All materials had to be brought through the house or via a narrow rear alley. Additionally, we discovered an old Victorian drain that required diverting.

Our Solution

We implemented a strict protection protocol for the hallway to prevent damage during material transport. For the drainage, we liaised quickly with Severn Trent and Building Control to approve a diversion plan without delaying the build schedule.

The Results

The homeowners gained 25sqm of additional living space. The new extension features a large roof lantern and aluminium bi-fold doors, flooding the space with light. The property value increased by an estimated 15%.
